INSPECTION PROCESS

Contract, Relationship, Duty

Covenant Home Services is built on trust. My duty is to inspect and report my findings honestly, objectively, and with integrity. Before the inspection begins, the scope of work, limitations, and terms of service will be clearly established. I encourage questions at any time so you understand what is being inspected, what is not included, and what you can expect from the service.

Inspection Day

I arrive prepared with professional inspection tools and practical knowledge of residential construction and building science. Most full home inspections require at least two hours on site, with more time for larger or complex properties. Buyer and seller inspections are primarily visual and non-destructive. My job is to document observed conditions clearly and accurately. No sales pitch, no speculation—just documented findings and useful information about the property.

Report

Your inspection report will clearly document the observable condition of the home at the time of inspection. Major, minor, and material defects will be identified with supporting photographs whenever practical and described in plain language. The goal is not to criticize a homeowner, contractor, builder, or tradesperson, but to provide an independent, unbiased, fact-based record that helps you understand the property and make informed decisions.

After the Inspection/Report

After the inspection, you will receive more than a report. Covenant Home Services provides a personalized 3-ring binder with a printed copy of your inspection report, helpful reference graphics, and a prioritized list of recommended maintenance and repair items. A home maintenance book is included only with full home buyer and 4-point inspections, not seller or pre-listing inspections. The goal is to leave you with a practical resource you can keep, understand, and use long after the inspection is complete.
